Sampled in personThe external walls of older Perth homes and commercial buildings were frequently clad in fibre cement sheeting that can contain asbestos. The assessor checks the sheet type, overall surface condition, whether any areas are cracked, broken or show significant weathering, and whether the condition has progressed to a point where the material presents a heightened immediate risk. Painted and sealed fibro in good condition is assessed and risk-rated differently from cracked or weathered sheeting where the physical integrity of the surface has been compromised by age or damage.
Textured spray-on coatings, flat fibre cement ceiling sheets and any form of textured finish applied before the 2003 ban are all assessed as part of a thorough inspection. The condition of the coating matters as much as its composition, because a deteriorating or damaged textured asbestos ceiling presents a very different management priority from an intact, well-sealed surface that has been painted and maintained regularly over the years since it was applied.
Bathrooms, laundries and kitchens in older homes are common locations for vinyl floor tiles, backing sheet adhesive and wet-area wall linings that can contain asbestos. These rooms are frequently the focus of renovation plans, which makes identifying what they contain before work starts particularly important. Old vinyl, cork tiles and the adhesive beneath them are assessed as a distinct material category and documented separately in the asbestos material register.
Roof space insulation materials, the lining boards forming the underside of eaves and the soffit boards covering rafter ends are checked where access is safe and within the survey scope. Eaves boards on homes from the 1950s through to the early 1980s are frequently fibre cement and are often found in a weathered or peeling condition that warrants careful documentation and a condition rating that honestly reflects the physical state of the material at the time of inspection.
Garages, sheds, carports and other outbuildings on older properties were frequently built from corrugated asbestos cement sheeting for both roofing and walls. These structures are included in the survey and are not assumed to be outside scope simply because they are separate from the main dwelling. An outbuilding in poor condition may present the highest immediate risk on an otherwise well-maintained and carefully managed property Outbuilding assessment also covers any concrete floor slabs that may have had asbestos-containing materials embedded in or beneath them during the original construction, since this is occasionally found in older commercial and rural outbuilding floors.
On commercial properties, boiler rooms, mechanical plant areas, pipe lagging and duct insulation are inspected as part of a thorough survey. Service areas in older commercial and institutional buildings can contain higher-risk friable asbestos materials around pipework and boiler fittings that may be in a degraded or damaged condition after years of use. These materials require careful documentation and are often among the highest-priority findings in any subsequent management plan Commercial plant room assessments are conducted with close reference to the building's age and its construction and operational history, since the types of asbestos materials found in plant rooms are directly related to the uses and installations present during the building's operational life.
