The basics

You cannot tell by looking. The only reliable way to know is to have a sample taken and analysed at a laboratory. Asbestos was used in Australian building products right up until the 2003 ban, so any home or building put up or renovated before then can contain it.

No. We test, sample, inspect and assess, and we issue clearance certificates after removal. The removal itself is carried out by a separate licensed asbestos removalist. Keeping testing independent of removal is what makes our results credible.

Yes. We are a WA Licensed Asbestos Assessor. A qualified assessor attends every job in person and takes the samples themselves.

Testing and results

Samples are logged under a documented chain of custody and analysed at an independent laboratory, so the result is traceable and reliable.

We do not recommend it. Disturbing a suspect material can release fibres. A Licensed Assessor takes the sample safely and documents it properly, which is what makes the result stand up.

When you need testing

If the work will cut, drill, sand or break a material that could contain asbestos, testing first is the safe move. It confirms what is there before fibres can be released.

Fire, flood and storm damage can break up asbestos materials and scatter them. It is safest to have the site assessed before any clean-up begins, so debris is not spread further.

Yes. Asbestos can be present in imported fill or buried debris. We sample the ground before you build, subdivide or landscape, so contamination does not stop your project later.

Rules, surveys and compliance

If your building is a workplace and was built before 31 December 2003, WA work health and safety duties generally require an asbestos register and a management plan identifying any asbestos and its condition. We inspect the building, identify suspected materials, sample where needed and prepare the register and plan for you.

A-class covers friable asbestos, which is loose or easily crumbled and higher risk, while B-class covers non-friable (bonded) material like fibre cement sheeting. The removal is done by a licensed removalist, not us. Friable A-class work legally requires independent air monitoring during the job and a clearance before reoccupation, and that independent monitoring and clearance is exactly the part we do.

A management survey locates and records asbestos so it can be managed safely in a building that stays in use, with minimal disturbance. A demolition or refurbishment survey is fully intrusive and finds all asbestos before the building is stripped out or knocked down. A re-inspection survey periodically re-checks the condition of known asbestos so the register stays current.

Do not disturb or sweep up the material yourself, as that spreads fibres. Have the debris assessed and sampled so you know what you are dealing with, then a licensed removalist clears it. We can attend, assess and sample the debris, and provide an independent clearance once the removal is done so you can satisfy the notice.
